A canal-front lot with a dated concrete block home, a cracked driveway, and years of overgrowth. The owner wanted the structures gone, the lot leveled, and the ground stabilized, all in one project. New Wave Concepts handled the demolition, the grading, and the hydroseeding with the same crew.

A job like this usually means three contractors: one to demolish, one to grade, and one for erosion control. Handling all three with one crew means there is no gap between teardown and stabilization, so bare soil never sits exposed to Southwest Florida rain while the owner waits on someone else's schedule. Permits, utility disconnects, and haul-off were part of the job, and the lot was left ready for a new build or a sale.

Lee County, FL

Large Pond Excavation

Digging a pond in Southwest Florida is a different job than digging one up north. A few feet down the sand gives way to a limestone cap, and the water table is close enough to the surface that the excavation fills as you dig. This pond was cut with a full-size excavator working from the bank, with the limestone and sand spoil hauled and stockpiled around the perimeter by dump truck.

The banks were cut and sloped so they hold once the water comes up, and the spoil is the kind of material that typically gets reused on site to raise surrounding grade or build a pad. A pond dig like this is planned around the water table, the spoil volume, and where the trucks can run without tearing up the rest of the property.

Compacted Building Pad and Footer Trench

A new home in Lee County starts with a pad that has to reach the finished-floor elevation on the permit. On this site the crew stripped the lot, brought in limerock fill, and placed and compacted it in lifts until the pad was level and at grade. The surrounding lot was rough graded away from the pad so rainy-season water runs to the swale instead of the slab.

With the pad finished, a mini excavator cut the footer trench along the pad edge to the engineer's depth, keeping the walls clean for the forming crew. The second photo in the gallery below shows that trench alongside the compacted pad.

15-Lot Site Prep and Grading

Park operators need lots turned around on a schedule, not one at a time. At Colonial Manor the crew prepped fifteen lots in one project, trucking in fill and topsoil to bring each pad to proper grade and leveling every lot for a clean, stable base.

Multi-lot work like this is where having demolition, site prep, and hydroseeding under one roof pays off: old units come out, pads go in, and the finished lots are seeded so they are ready for the next home without a second contractor on site.

Site Prep for a Concrete Pad and Storage Buildings

Raw land at Babcock Ranch, prepped and graded to receive a concrete pad and a set of storage buildings. The crew cleared the footprint, cut and filled to plan, and compacted the base so the pad and buildings sit on ground that will not settle.

Proper grading is the foundation of any solid build, and on a site like this it also controls where water goes once the buildings and hard surfaces are in. The lot was left construction-ready for the concrete contractor.

Access Lane Cleared Through Wooded Land

Before a wooded parcel can be built on, surveyed, or even walked, it needs an access lane. On this property the crew pushed a lane through pine and palmetto to the back of the parcel, grubbing stumps and roots so the surface would hold up to trucks and equipment.

Grading and Hydroseed on a Waterfront Lot

A waterfront lot in Cape Coral, graded first and then hydroseeded end to end. The teal color is the tackifier and mulch in the slurry; it holds the seed and moisture in place on bare sand until the grass roots, which is what keeps a freshly graded lot from washing into the canal in the first heavy rain.

Hydroseeding after grading is the cheapest insurance a property owner can buy against erosion in Southwest Florida, and it establishes faster and more evenly than broadcast seed. This lot was set up to grow in strong.

A complete mobile home teardown: the unit disconnected, demolished, and hauled off, then the lot cleared and graded to a blank slate. Mobile home removal is one of the most common jobs New Wave Concepts takes on, from single storm-damaged units to full park clearances.

Every demo ends the same way, with the debris gone and a clean, level lot ready for the next home, a sale, or a new build.
